7 signs it's time to replace your roof in Miami

Most roof failures don't happen overnight — they build up quietly over years. Watch for these seven signs, and if you see two or more, get an inspection.

1. Interior water stains after heavy rain — the leak is often several feet away from the visible spot. 2. Cracked, curling, or missing shingles. 3. Loose or slipped tiles, especially at the ridges and hips. 4. Granules in gutters and downspouts — the shingle mat is exposing. 5. Daylight visible in the attic through the roof deck. 6. Sagging ridge line — often indicates deck rot or structural stress. 7. Roof age of 15+ years without an inspection since installation.

The best time to address these is the dry season (November–April) — permitting, materials, and scheduling all move faster before hurricane season peaks.
